1 Bedroom unit in Stirling Residences have been well received. Final 26 units on stack 01 and 15. As Stirling Residences is built on elevated land, some lower floor units still able to command a unblock view especially towards the South direction. We recommend #20-15 at $937,000 which is the lowest price available to have decent unblock view.

Stirling Residences allocated about 18% of total units to 1 bedder with half of it come with 1+Study. They are located on stack 10, 13 & 33 respectively. As tower 23 launched at much later date, most units are priced higher than tower 21 and 25.
For fair comparison, we refer to level 03 for all stacks. #03-10 at $868,000 ; #03-13 at $940,000 ; #03-33 at $872,000. Interestingly, stack 10 is cheaper than 13 by $78,000. All 3 stacks having the same view hence we recommend #34-33 at $1,041,000 as by $2000 difference from #29-10 at $1,039,000, you are able to get 5 floors higher. For resale potential in future, stack 33 especially high floor units will have price advantage from stack 10 and 13. For eg, #34-10 at $1,063,000 and #34-13 at $1,128,000. Unless budget is restricted, stack 13 should be last to consider.
From past transactions in Redhill / Queenstown, 2 bedroom had proven to be high demand. Stirling Residences offer close to 43% of its units to 2 bedroom type.
For 2 bedroom compact, total of 9 stacks spread across 3 towers. Stack 09 and 12 are the only units with South facing.
We find stack 09 and 12 particularly attractive due to limited stacks face towards south which have sea view. And developer is also giving 3.6% discount to these two stacks which make the deal even sweeter. For eg, #28-12 was transacted at $1,355,000. Now #28-09 available at $1,306,220. And stack 09 is having the furthest setback from the landed enclave in front of Stirling Residences hence lower floor unit on stack 09 will able to enjoy decent privacy as well. We recommend #04-09 at $1,188,612 (aft discount) which is cheaper than #03-09 transacted at $1,229,000.
For 2 bedroom units towards north facing, we recommend #34-27 at $1,221,000 as it is high enough to have clear unblock view of HDB estate right in front with highest is 20 storey. Next to go is #35-04 at $1,220,000. Even though right next to tower 21 is The Queens standing at 38 storey, #35-04 is still able to clear the towering development due to its elevated ground of Stirling Residences.
2Br with 2 baths in Stirling Residences are quite evenly spread between 3 towers and both North and South direction. For north direction looking towards bukit timah hill, there is only stack 19 available right now as stack 05 & 28 are fully sold. Lowest available unit is #30-09 at $1,360,000. Comparing to #30-05 sold at $1,291,000 and #30-28 sold at $1,289,000 ; #30-09 is significantly higher but you do not have much choice in this type.
For south facing, stack 11 and 23 are launched early hence limited units are available. Stack 23 only final 3 units available #36-23 at $1,412,000. Stack 11 #29-11 at $1,431,000. Stack 23 are position closer to Anchorage condo hence its price point is the lowest among the 3. For fair comparison, we took level 28 for reference. #28-11 sold at $1,417,000 ; #28-23 sold at $1,356,000. #28-14 available at $1,421,553 which is slight $4000 higher than stack 11 which we think is still reasonable given tower 23 launch at much later stage.
We strongly recommend #36-23 as the price point is already lower than #28-14. At level 36, it is good enough to command a very nice unblock view from the unit.
2+Study stack 32 is the only 2 + study which offer sea view facing. As limited supply, there are final 3 units to go before fully sold. #34-32 at $1,528,000 is next to go.
Stack 21 is 3 bedroom at Tower 23. Currently Stirling Residences 3 bedroom only have tower 23 available. This layout is face North. Depend on buyer’s preference, for those who prefer greenery view. This is the only choice in Stirling right now. #34-21 at $1,883,000 is the next to go.
Stack 16 on tower 23 face South direction. Current available unit #24-16 at $1,966,000 is next to go.
4 Bedroom in Stirling Residences is very exclusive. It only available on stack 08 in tower 21 which fully sold and stack 22 in tower 23. 1346 sqft layout offer all bedrooms and living room towards south direction. Its store room can be also utilize as helper room too. We recommend #01-22 at $2,333,000 which is unique as there is green lawn right outside the unit. It created a feel of living in a landed on elevated ground.
